Global Traffic Technologies to Office
at The Oaks Business Park
Minnetonka, MN—September 19, 2007—Global Traffic Technologies, LLC has agreed to lease 13,369 SF in The Oaks Tech Center, the flex/light industrial component of Carlson Real Estate Company’s Oaks Business Park in Oakdale, Minnesota. The company is the consolidation of two former 3M businesses, Opticom™ Priority Control Systems and Canoga™ Traffic Detection, and is a worldwide leader in traffic signal priority control and traffic detection systems for emergency response vehicles approaching intersections and systems for freeway traffic monitoring and analysis.

Global Traffic Technologies was represented by Ron Moss and Steve Chirhart of TaTonka Real Estate Advisors. Chirhart said that the unique nature of the building played a large role in this deal. “They were looking for something that was strategically located for both their employees and their clients and also for a property that offered the lab and tech space they needed and a high-quality office environment as well,” he said. “The bay depths and extensive amounts of glass offered in Carlson’s building were really unique among all the buildings that Global considered.”

Wayne Teig, Carlson Real Estate Vice President under whose watch The Oaks Business Park has been developed, was pleased to secure this first tenant. “It’s significant because of the momentum it creates for The Oaks Business Park,” he stated. “We anticipate this being just the beginning of a very active period for the park.”

The Oaks Business Park, which sits on 55 acres immediately northeast of the I-94 and I-694 interchange, is comprised of flex/tech and office space for lease, and office condominiums for lease or sale. Presently there is 178,500 square feet of constructed buildings remaining available. Ultimately, The Oaks Business Park will feature over 650,000 square feet of space in 13 buildings
