Carlson Real Estate Hires United Properties Broker Team at Plaza VII Office Tower
Minneapolis, MN—August 31, 2007—
Carlson Real Estate Company is pleased to announce the
appointment of a team from United Properties to represent its downtown Minneapolis Plaza VII office
tower. Senior Associates Sonja Breyfogle and Jim Montez have been retained as the new listing
brokers for this premier downtown property which sits directly above the Radisson Plaza Hotel on 7th
Street, immediately adjacent to Macy’s, and just steps from virtually everything downtown
Minneapolis has to offer, including the Warehouse District and the future Minnesota Twins ballpark.
The pair began representing the property in August.

Ms. Breyfogle has spent virtually all of her commercial real estate career working in the downtown
Minneapolis core business district, representing such properties as Butler Square, the Lumber
Exchange Building, and the iconic Foshay Tower, and has represented corporate clients such as
Marquette Bank, Caribou Coffee, Stewart Title, Cargill Pension Fund, and the University of Minnesota
Foundation. She is an active member of the Organization of Commercial Realtors (OCR), National
Association of Industrial and Office Properties (NAIOP), the Minneapolis Board of Realtors, and is
currently pursuing her Certified Commercial Investment Member (CCIM) designation.

Mr. Montez brings a wealth of experience in the industry dating back to 1988. In addition to operating
as a landlord representative he has worked with institutional investors such as Equity Office Trust,
Principal Real Estate Investors, and TIAA-CREF, and with corporate clients such as Cargill, Piper-
Jaffray, and General Mills. His credentials include time spent in a variety of areas including
development, financing, operations, marketing, and leasing. Mr. Montez is a Director on the board of
Community Housing Corporation of America, a nonprofit organization dedicated to providing
affordable housing to working families throughout the United States, and he too is actively working
towards his Certified Commercial Investment Member (CCIM).

Kris Harris, Carlson Real Estate Senior Director overseeing the company’s Twin Cities portfolio is
extremely pleased with the new team in place at Plaza VII. “Plaza VII is a signature building in our
portfolio and our only presence in the high-profile Minneapolis core business district,” she stated. “As
