Carlson Development and Leasing Activity Remains Strong
August 25, 2008—Phoenix, AZ—Carlson Real Estate Company has added another project to its growing portfolio within the Cotton Center by recently completing a three building retail project at the entrance to the Cotton Center on 48th Street and Broadway in Phoenix, AZ. The Shoppes at Cotton Center offers 16,104 square feet of retail space and will cater to over 8,000 working professionals in the business park. Tenants already signed up for the project include:
Panda Express, a popular nationwide Chinese restaurant chain, has opened for business in 2,200 SF and has signed a 10 year lease. Panda Express owns 885 stores nationwide and is a privately held company. Morey Fischel of DeRito Partners negotiated on behalf of Panda Express; Greg Abbott of DeRito Partners represented Carlson Real Estate Company.
Cousins Subs, another tenant with locations throughout the Midwest and West Coast, will occupy 1,800 SF of space and will bring an East Coast-style sub sandwich chain to the area. Cousins Subs agreed to a 5 year lease deal. Greg Abbott of DeRito Partners represented both Cousins Subs and Carlson Real Estate Company.
In January 2008 Carlson completed development of Cotton Corporate Center III, a Class “A”, LEED Silver Certified Core & Shell office building and announced the acquisition of Cotton Center IV, a 265,000 square foot flex project. Two well-known healthcare companies have signed on as new tenants for each of those projects as well.
Supplemental Health Care has moved into its 3,349 square foot Class “A” office space at Cotton Corporate Center III. Supplemental, a major healthcare staffing firm, has 30 offices located in major metropolitan markets across the United States. R.J. Karas of Dominus Commercial Inc. negotiated on behalf of Supplemental Health Care; Chris Krewson & Mark Seale of Lee & Associates represented Carlson Real Estate Company.
Apria Healthcare, Inc., agreed to lease over 13,000 square feet of flex space at Cotton Center IV. Apria, headquartered in Lake Forest, California, is a leading supplier of home respiratory therapy, diabetic supplies, medications and equipment, home infusion therapy and home medical equipment services. Steve Sapunor of Corporate Realty Associates in Beverly Hills, California represented Apria, Chris Krewson and Mark Seale of Lee & Associates represented Carlson Real Estate Company.
And finally, at 99th Avenue Business Center in Avondale, Carlson Real Estate leased over 4,900 square feet to another new tenant—Copperstate Bolt & Nut Company Inc. Copperstate is a supplier of structural fasteners and other construction-related products and tools. Bill Bayless of CB Richard Ellis negotiated on behalf of both Copperstate Bolt & Nut Co., and Carlson Real Estate Company.
