City of Oakdale Selects Carlson Real Estate Company as Development Partner

Carlson Real Estate Company is pleased to announce they have been selected by the City of Oakdale to develop 55 acres of land located at the northeast quadrant of I-94 and I-694 in Oakdale, MN.

Carlson's plan for the site is to create a multi-tenant Class A Business Center. The preliminary site plan concept assumes a total finished square footage of approximately 700,000 square feet that includes multi-story office, flex, office/warehouse and office condominium space. A focal point of the development will be a landmark Class A office building site that will be situated on the southwest corner of the site that could be either a multi-tenant or a build-to-suit building.

Mayor Sarrack, speaking on behalf of the Oakdale City Council stated, "We are very excited to have chosen Carlson Real Estate as our partner in this project. This area is a focal point for our community and what Carlson has proposed creates the prominence that we were seeking for this area".

"Our goal is to create a business environment in Oakdale that will cater to companies that value a location with great freeway access and visibility, upscale design and excellent customer service," said Wayne Teig, Director of Carlson Real Estate Company.

Oakdale's selection of Carlson Real Estate Company marks the beginning of a development partnership. Although land assembly is still pending, Carlson is moving forward with plans for the project. Craig Lien and Jay Chmieleski of Welsh Companies in St. Paul will market the property on behalf of Carlson Real Estate Company.

With just one high-end office build-to-suit parcel remaining within Carlson Center in Minnetonka, Carlson Real Estate Company has been looking for additional opportunities to develop land in the Twin Cities metro area. The two office/industrial or flex buildings that are part of the Cotton Corporate Center combine a high image design with functionality.
